The question I hear all the time…

"We've found a place we love — but we still have to sell ours." I hear some version of that most weeks, usually from people who are excited and quietly panicking at the same time.

The worry is nearly always one of three things: selling too early and having nowhere to go, finding the right home before you're ready, or making an offer a vendor simply won't consider.

There's no single right order. What there is, is preparation — and preparation is what gives you options when the timing isn't perfect.

What if I sell first and can't find the next home?

It's a fair worry. Settlement timing, rental options and a longer settlement can all be part of the conversation before you commit to anything.

What if I find the next home before I'm ready to sell?

This is the most common one. Being sale-ready in advance is what turns a rushed scramble into a workable offer.

Will a seller even consider my subject-to-sale offer?

Some will, some won't. It usually comes down to how credible your position looks and how the offer is presented.

Your options

Four practical pathways.

None of these are guarantees — every situation and every vendor is different. They're the options worth understanding before you make a decision.

A. Subject-to-sale offer

An offer structured as conditional on the sale of your current property, where the vendor is open to it. The stronger your own sale position looks, the more seriously it tends to be considered.

Best suited when… Best suited when you've found the right property and your current home is close to launch or already on the market.

B. Get sale-ready first

Photography, paperwork, presentation and pricing strategy all prepared in advance so your home can launch quickly if the right purchase appears.

Best suited when… Best suited when you're actively looking but don't want to list until you have something to move to.

C. Sell first with flexible settlement

Sell with confidence about your numbers, then negotiate timing — a longer settlement, a rent-back or other arrangements where both parties agree.

Best suited when… Best suited when certainty about your sale price matters more to you than locking in a purchase first.

D. Talk to your broker or lender

Bridging finance and other lending options may or may not suit your situation. That's a conversation for a qualified broker or lender — Damien doesn't give financial advice, but he can work alongside them on the property side.
